How Many Questions Are on the California Real Estate Salesperson Exam?

The California salesperson exam has 150 multiple-choice questions. Each question is answered from four choices.

The exam is qualifying in nature. According to DRE, candidates who pass are not told their final score. Candidates who do not pass receive score information, including percentages by subject area, but DRE warns that the overall score cannot be calculated by averaging those subject-area percentages.

How Long Is the California Real Estate Salesperson Exam?

The time limit is 3 hours for the salesperson exam. DRE also instructs examinees to arrive early for the scheduled session.

For study planning, that means you have about 72 seconds per question on average:

180 minutes / 150 questions = 1.2 minutes per question

In practice, you should answer easier definition and rule-recognition questions quickly, then use the saved time on scenario questions involving agency, disclosures, financing, contracts, or transfer issues.

What Score Do You Need to Pass?

You need to correctly answer at least 70% of the salesperson exam questions.

Because the exam has 150 questions, a 70% threshold equals:

150 x 70% = 105 correct answers

Treat 105 correct answers as the minimum target, not a comfortable practice goal. A better study target is consistently scoring above 75% on mixed practice sets, because real exam performance can drop under time pressure.

What Topics Are Covered?

DRE's Examination Description RE 425 lists seven major subject areas. The approximate weights are:

AreaTopicApproximate Weight
1Property Ownership and Land Use Controls and Regulations15%
2Laws of Agency and Fiduciary Duties17%
3Property Valuation and Financial Analysis14%
4Financing9%
5Transfer of Property8%
6Practice of Real Estate and Disclosures25%
7Contracts12%

The largest area is Practice of Real Estate and Disclosures, followed by Laws of Agency and Fiduciary Duties and Property Ownership and Land Use Controls. Those three areas together represent more than half of the published exam emphasis.

Where Is the Exam Given?

DRE says examinations are generally administered in these California areas:

DRE notes that examination locations within an area may vary and that candidates use eLicensing to select an available date and site when eligible.

What Should You Bring?

DRE requires a valid photo ID for admission. Accepted forms listed by DRE include:

DRE also lists many items that are not permitted in the examination room, including phones, study materials, tablets, laptops, calculators, cameras, watches, pens, hats or caps, food, drink, and other disallowed personal items. Always check the official DRE instructions before test day because security rules can change.

How to Use the Format in Your Study Plan

Use the exam structure to make your prep measurable:

  1. Build stamina with 150-question mixed sessions before test day.
  2. Practice under a 3-hour timer, not just by topic.
  3. Prioritize high-weight areas first: practice/disclosures, agency, ownership/land use, valuation, and contracts.
  4. Review wrong answers by concept, not by memorizing the wording of a question.
  5. Avoid any product or person claiming to provide actual current exam questions.
