California Real Estate Salesperson Exam Day Rules
This guide summarizes the official California Department of Real Estate (DRE) exam-day rules for salesperson candidates. It is designed as a plain-English checklist, not as legal advice or a substitute for DRE instructions.

How Long Is the California Real Estate Salesperson Exam?
The California real estate salesperson exam is a 3-hour exam with 150 multiple-choice questions. DRE says exam sessions begin promptly as scheduled and advises candidates to arrive 30 minutes early.
That pacing works out to about 1 minute and 12 seconds per question. In practice, many candidates should plan to move quickly through straightforward definition questions and save time for math, financing, agency, contracts, disclosure, and scenario-based questions.
What Score Do You Need to Pass?
Salesperson candidates must correctly answer at least 70% of the questions. On a 150-question exam, that means the practical target is at least 105 correct answers.
DRE describes the exam as qualifying in nature. If you pass, you are not told your final score. If you do not pass, DRE says you will be notified of your actual score and your percentage in each subject area, but the overall score cannot be calculated by simply averaging the subject-area percentages.
What ID Do You Need?
DRE states that you must show a valid form of photo identification to be admitted. Accepted forms include:
- Current state-issued driver's license or DMV identification card
- U.S. passport or passport issued by a foreign government
- U.S. military identification card
If you do not have one of the accepted forms of valid photo identification, DRE says you will not be admitted into the exam.
What Items Are Not Allowed in the Exam Room?
DRE lists many prohibited items, including cell phones, purses, wallets, smart glasses, keys, backpacks, food, drinks, gum, study materials, tablets, laptops, calculators, cameras, recording devices, watches, pens, hats or caps, weapons, and other items deemed inappropriate by proctors.
Cell phone possession is especially risky. DRE states that cell phone use or mere possession during the exam, including while out on break, is strictly prohibited and can lead to disqualification.
Where Is the Exam Given?
DRE says examinations are generally administered in the following California areas:
- Fresno
- San Diego
- Los Angeles vicinity
- Oakland
- Sacramento
DRE also notes that exam locations within an area may vary, and requests for a specific location within a chosen area cannot be granted. Qualified examinees can use eLicensing to select an available exam date and site.
What Happens After the Exam?
For electronic examinations, DRE says results are provided when you complete the exam. Additional correspondence may be mailed, normally within five business days.
If you pass, the next step is the license application process. If you fail, you may apply to retake the exam after receiving your failure notice.
California Real Estate Exam Retake Rules
DRE says candidates may apply to retake the exam after notification of failure. Do not submit a new application, fee, or attempt to get another exam date before receiving results. DRE warns that doing so can cause your exam record to be flagged, results withheld, and additional fees assessed.
Within the two-year period after the filing date of your original application, DRE states there is no limit on the number of examinations you may take. After that two-year period, you must submit a new application, requalify under statutory requirements, and pay the appropriate fee.

What to Study Before Exam Day
DRE's RE 425 examination description lists seven major subject areas:
- Property Ownership and Land Use Controls and Regulations
- Laws of Agency and Fiduciary Duties
- Property Valuation and Financial Analysis
- Financing
- Transfer of Property
- Practice of Real Estate and Disclosures
- Contracts
The largest area is Practice of Real Estate and Disclosures at approximately 25% of the exam. Laws of Agency and Fiduciary Duties is also heavily weighted at approximately 17%, followed by Property Ownership and Land Use Controls and Regulations at approximately 15%.
Exam-Day Checklist
- Confirm your exam date, time, and site in DRE eLicensing.
- Bring a valid accepted photo ID.
- Arrive 30 minutes early.
- Leave prohibited items at home or secured outside the exam room.
- Do not bring study notes, electronics, calculators, watches, food, drinks, gum, or pens into the exam room.
- Pace for 150 questions in 3 hours.
- Do not try to schedule a retake until your results have been released.
